Maintenance on a sink hole and lack of fire protection will keep a proposed Algood subdivision in study mode a bit longer.
Planning Director Tommy Lee said the sink hole lacks the appropriate rip rap and fabric to meet Tennessee Department of Environment and Conservation standards.
“Keith (Morrison) and I have concerns with is the maintenance of this sink hole, which still exists on lot two,” Lee said. “So I think before we decide to move to action or study I think we need to determine what that maintenance of that sink hole will look like.”
The Algood Planning Commission voted 4-0 to keep the development under study. The commission decided to give the site owner the responsibility for repairs. Lee said with the agreement, the city will work with TDEC to provide guidelines.
Lee said the site owner must also present fire protection options at the next meeting. The eight acre, six lot subdivision on Mirandy Road would be served by a four inch line preventing installation of a fire hydrant.
With Algood requiring a fire hydrant be within 500 feet of a residence, Commissioner Roger Williams said the homes could explore other fire protection options.
“There may be some alternative methods there,” Williams said. “What a lot of cities are doing is allowing putting in a sprinkler system on any house that doesn’t reach 500.”
According to City Administrator Keith Morrison, the closest hydrant is located at Deer Haven about 200 feet away from the closest house. Two lots of the plat would not reach the 500 foot requirement.
Lee said once all of these shortcomings are addressed, the subdivision could move forward in February with final approval coming as early as March.
In other business, a final site plan was also approved for a 7,200 square foot industrial facility on Transport drive.
