Putnam County Regional Planning Commission approved the preliminary plat for a new 65-lot subdivision off Buffalo Valley Road.
Director Kevin Rush said that the plat proposes single-family homes with lot sizes ranging from 20,000 square feet to a few acres.
“We are seeing a lot more interest in doing subdivisions in the western part of the county,” Rush said. “There aren’t a ton of housing starts in that area right now. We have a very robust housing market right now, but there aren’t many housing starts. So this will be a help to that.”
Rush said that the developers will have to create a new road and get utilities into the development. He said that they are working with Double Springs Utility District to extend a six-inch water line and will be running the line throughout the development.
Rush said that there will be a new road constructed that exceeds the typical cul-de-sac length. He said that the commission will require the developer to contract an in every 1,200 linear feet for emergency vehicle access.
“The county’s part will just be making sure the road and everything is constructed properly, looking at their drainage and things of that nature,” Rush said. “As far as any county dollars invested into the development, no there will not be.”
Rush said the developers at this point can start construction of the road and the utilities but will have to wait to get final approval until they get the water line up.
