Putnam Planning Gives Contingency Approval For Autumn Woods Subdivision Phase II Final Plat

Putnam County Planning Commission gave a contingency approval of the final plat for the second phase of the Autumn Woods Subdivision at its meeting Tuesday night.

Planning Director Kevin Rush said that the 56-lot subdivision off of Cumby Road needed work done on its drainage, electricity, and getting the roads up to county standards, among others. Rush said that the approval cannot be recorded until the rock base for the road is in.

“We’ve got the letters of credit and in case of default we’ll be able to pull those in and complete the roads,” Rush said. “I don’t see a problem going ahead and giving contingent approval. That way if he can get everything and the rock laid say this week, he’s ahead of the game. If not, if it takes six weeks, he won’t have gained anything by getting the contingency approval.”

Rush said that another major snag was that the road did not have four inches of rock base down he anticipated. Developer Ron Brown said that long periods of rain have made it difficult to meet that goal.

“We had thought that the ground would be down weeks ago,” Brown said. “But it has rained and rained and rained and it rained on Monday, you don’t just lose a day on Monday or Tuesday, the rest of the week.”

Brown said that his crew told him that should there be about seven to eight days of nice weather, they should be able to accomplish getting down the four-inch rock base. Other concerns were brought up regarding the subdivision’s drainage and electricity.

Rush said that there were drainage issues for several lots that would need to be addressed because of standing water. Brown said that in regards to electricity, the power company is waiting to put in service until after Brown received final approval.
