Plat Approval For Monterey Subdivision Delayed

The Monterey Planning Commission delayed the final plat approval for the Highlands Estates subdivision Thursday.

Planning Director Kevin Rush said the developers had not yet submitted a line of credit to the city.

“They may have some potential buyers already looking at that site for some of those lots,” Rush said. “I think they are in a little bit of a hurry but didn’t have quite enough time to get everything done.”

The project divides two parcels of land into 13 total lots and includes the extension of East Louis Avenue.

Rush said the initial property developers will have to extend water and sewer connections, but will not be responsible for water and sewer tap fees.

“Just say a builder comes in and buys all the lots. You know they would go in and start building the houses and they would put in the sewer taps and water taps. But the lateral lines to the property would be required,” Rush said. “They have to run the sewer connections to the main line and then cap it off. The city would get the sewer tap and water tap whenever the lots are actually built on.”

The final plat is expected to be presented to the planning commission during next month’s meeting.
