Crossville Council To Consider Requirements For Cluster Housing

The Crossville City Council will consider an amendment to its codes adding requirements for cluster housing Tuesday.

Planning Administrator Kevin Dean said the city lacked regulations for multiple residences established on a single lot.

“We saw a shortcoming in some of the public safety aspects of it,” Dean said. “A lot of it was fire protection. Some of these places do not have places for school buses or fire trucks to go on, so we were trying to address that.”

Dean said he feels the amendment meets the minimum requirements needed without going above and beyond. It adds several items such as mandatory minimum lengths for ingress/egress driveways, building spacing requirements and sidewalk regulations.

“I reached out and looked at a whole lot of other cities and entities that had something similar and nothing really matched us,” Dean said. “So with the guidance and review and recently the approval and recommendation of the planning commission, we basically reinvented the wheel.”

Under the proposed changes, cluster housing is considered when three or more single-family homes occupy an acre or lot.
