Cookeville City Council approved the rezoning of some five acres along Bunker Hill Road for construction of a new subdivision.
The rezoning to a RS10 district decreases the density slightly from its original RS15 zoning. Single-family detached homes will be built in the area. The 15 lots will be served by one interior road off Bunker Hill Road.
No members of the public spoke at the public hearing. The rezoning passed on first reading.
The council also approved the rezoning of approximately eight acres on Tennessee Avenue. A business prospect is currently working with the city to purchase the land in the vicinity of the business park.
Planning Director Jon Ward said a second reading of the rezoning will be held until the city completes the transaction with the business prospect. The land will be deed-restricted to eliminate any uses of the zoning not appropriate for the area.
The council also approved the rezoning of vacant land on the western side of Neal Street to Veterans Drive. The 19 acres are currently zoned CR for large scale retail. The CG zoning would allow both residential and retail development. Ward said the rezoning makes sense because of the topographic issues with the land, especially steep slopes.
The planning commission has previously approved all three rezoning requests.
