Progress continues to be made at the Shoppes at Eagle Pointe in Cookeville.

“We are very involved with everything. So we have weekly calls and monthly meetings on site,” McGuffin said, “And so we are there all the time. Nothing out of the ordinary that you don’t run into in construction.”
Shoppes at Eagle Pointe is a joint project with CBL Properties, Browning Development and CHM, LLC Development.
The developers hired Stewart Perry Construction to complete the site.
The shops should open near the end of summer, McGuffin said.
“We will start delivering some of the stores to the retailers midsummer for a late summer, early fall opening,” McGuffin said.
Publix, Academy Sports, Ross Dress for Less, Petsmart, Ulta Beauty, Five Below, Chipotle, among others have already signed leases.
Stewart Perry Construction will continue to work on the main anchor shops, McGuffin said. CHM Development considers Publix and Academy Sports as the anchor shops, McGuffin said.
“So those are anywhere from 10 thousand feet and up. You know, Academy is close to 60 thousand feet. Those are the anchors,” McGuffin said. “Those are all signed and are under construction. The other spaces that are small shop spaces are in the 12 hundred square feet up to three thousand.”
Various small shops still have open leases, McGuffin said. Small tenants have the option of contracting a separate group to finish the interior of the shop.
“For the anchors, those are usually what we call ‘build-to-suits.’ So they give us their plans and we build it according to what their needs are,” McGuffin said. “But then some smaller tenants, we will turn over just the shell to them and if they want to hire their contractor. Then they can bring a contractor in and build out the inside of the space.”
The Shoppes at Eagle Pointe will open later this year.
