Algood Planning Recommending Changes For Future Residential Homes

The Algood Planning Commission will recommend two zoning ordinance amendments focusing on homes imported into the city.

Planner Tommy Lee said the recommendations come from concerns about the relocation of non-site built structures, like double-wide manufactured homes. Lee said if the city approves, there will be multiple requirements for any new home coming into Algood.

“It’s for protection for those that live in the residential areas, to make sure that the homes,” Lee said. “That are coming in are not going to decrease their property value, due to their appearance.”

Lee said the first amendment would focus on ensuring new homes have things like permanent foundations, no missing roof shingles and a landing area or porch. He said the second amendment would require a solid masonry foundation with a decorative block, brick or stone front.

Lee said these amendments will require two readings by the Algood City Council and a public hearing.

“It was brought about due to the relocation of non-site built homes into Algood,” Lee said. “That can either be a double-wide manufactured home or that can also be just a stick built home that was built on another location and being moved in.”

Lee said the first zoning amendment includes the following:

A unit set on a permanent block or brick foundation

Structure must have concrete footers

All windows must be operational with no broken glass

All siding and soffit must not be cracked, discolored or missing pieces

The roof must not be missing shingles

A landing area or a porch will be required

Landscaping as required by the Algood Zoning Ordinance
