The next step in a proposed 10th Street – Old Kentucky Road shopping center came Monday night as Cookeville Planning Commission approved the final commercial development plan for the center.
Some 106 thousand square feet of commercial and office space are part of the center. Cookeville Planning Director Jon Ward said that is a slight decrease from the original plan.
“The first phase includes the supermarket and fueling station, the second phase includes five buildings included on four proposed out parcels, the third phase includes the office building in the southeast corner of the development,” Ward said.
Developer Wayne Cravens said Food City plans to build its new model grocery store on the site. The 54,000 square foot supermarket with a brick facade will anchor the project. Tenants for the out parcels are yet to be determined. Any changes to the out parcel facades would be submitted to the planning commission.
The plan includes the expansion of the 10th Street in the corridor to five lanes from roughly Chocolate Drive to Wilson Avenue. Ward said a traffic light will be installed in alignment with Dorris Drive. Sidewalks will be installed in the area.
10-foot high evergreen plants will be installed between the development and Bilbrey Park to provide screening for residents.
The project received preliminary approval in 2018. Developers requested two extensions as part of normal planning department protocol. A third extension came as a result of new emergency guidance instituted after COVID-19.
Ward said grading will begin in the next month. Construction would begin in March. Construction on Tenth Street would begin next April. The supermarket could be completed next October.
Also Monday night, the planning commission granted a sixth-month extension to the Landmark Court development. A total of 20 single-family attached lots would be built on East 10th Street. The commission finalized a final sixth-month extension for a development of Bay View Drive. The 13-lot plat is being developed by Brown Investment Property. A final extension also granted for the Brighton Park development on East 10th Street. Ward said development well underway on the 14-lot project.
