Crossville’s Emerald Leaf Subdivision has 12 lots ready for construction after the Crossville Planning Commission gave the development final approval.
Planning Director Kevin Dean said the existing road, water and sewer lines for the Spruce Loop Road subdivision made approval easy.
“They are ready to go,” Dean said. “With other subdivisions, you do have some different needs after the final plat. A lot of times some of them will have financial guarantees to then go and construct the roads, water and sewer.”
Dean said the city has seen a boom in subdivisions in the past few years. The planning commission will meet again Wednesday morning to approve the final plat for the Crossroad Village subdivision.
“It seems it is starting to get a good bounce back here,” Dean said. “We kind of went through a lull after the 07′ 08′ housing crash. There was a whole lot of existing inventory that realtors use. It has been going kind of crazy here lately. Subdivisions are going in and houses are being built and they are being sold before the first nail is driven in.”
Dean said none of the lots have received an offer yet.
