East 10th Street Commercial Development Granted Second Extension

The Cooekville Planning Commission has approved another extension for the planned shopping center at 10th Street and Old Kentucky Road.

Planning Director John Ward said developers have until July to submit final plans for the Planned Commercial Development (PCD).

“This will be the final extension allowed under the zoning code,” Ward said. “If no final PCD plan has been presented to and approved by the planning commission prior to July 31, 2020, the PCD action will expire and the property will revert to the previous RS-10 residential zoning district.”

The planning commission granted the first extension earlier this year as Titan Development worked to design the required road improvements. Ward said developers have not yet determined how to incorporate costs of the improvements.

Developers plan to convert the 14-acre property into a retail shopping center with a new grocery store. The required road improvements will add two lanes to East 10th Street plus a center turning lane into the proposed development site.

“The preliminary PCD plan depicts a total of 4 tracts of commercial development,” Ward said. “The largest tract depicts the construction of a 52,106 square foot supermarket and accompanying fueling station. The plan also depicts six other smaller commercial structures compromising 37,625 square feet of retail space and approximately 18,050 of office space proposed on the other three tracts.”

The Cookeville Planning Commission approved a planned commercial development zoning for the property in November, 2018. Cookeville City Council approved the zoning earlier this year.
