Cookeville Planning Commission approved changes to the zoning code Monday night designed to allow RVs in existing mobile home parks.
Community Development Director Jon Ward said the rules apply to existing mobile home parks within the city limits. Existing codes would be used for any future mobile home developments within Cookeville.
Under the rules approved, RVs must remain operable and not be classified as junk vehicles. The vehicle can have no codes violations. RVs must have current vehicle registrations. An address must also be set for 911 purposes.
Ward said the planning department found an issue in the current code during its work over the last year updating rules on RVs, mobile homes and short-term housing. Ward said they worked with the city attorney to guide the ordinance changes as the handful of mobile home parks that exist with the city of Cookeville were not approved originally under zoning rules. Those parks were grandfathered with various agreements and permits.
The City Council will now consider the changes.
The Planning Commission also approved the preliminary plat for phase six of the Reserve at the Country Club. The final phase of the development includes 31 lots over 12 acres.
Ward said the development includes a sinkhole retention area, protecting property owners from a sinkhole located just off the property. Construction of a new street, Couples Drive, will connect at Nicholas Avenue.
A final plat approved for 11 lots on East Spring Street at Crockett Avenue. The Vickery Square property will include sidewalks after some earlier concerns from the Public Works Department about drainage.
The commission also approved a six-month extension of the preliminary plat of phase four of the Saxony Townhomes development. The project includes 128 lots on East Spring Street.
