A bed and breakfast has been approved by the Cookeville Board Of Zoning Appeals for Dry Valley Road.
“I believe this is our first bed and breakfast home that has been approved in the City of Cookeville,” City Planning Director Jon Ward said. “We have several short-term rentals.”
The homeowner appealed to the Board of Zoning to allow for a special exception in the single-family zoning district. Short term rentals are allowed in multi family and commercial districts.
“A special exception is a use that is permitted upon review by the Board of Zoning Appeals,” Ward said. “They just evaluate the property for any additional standards that the useage must meet in order to approve the use.”
In the case of a bed and breakfast, Ward said they are looking at minimum square footage, parking and the impact on adjacent properties. The city notified property owners in the area of the request for an exception.
“This structure met those requirements of the zoning code,” Ward said.
The property is located at 701 South Dry Valley Road.
