The city of Baxter is drafting an ordinance that would limit where duplexes could be built.
Zone Inspector Bob Lane said with lots of subdivisions being completed in the next year, it is important to insulate those residents.
“We’re going to do a little better job with our subdivision regs,” Lane said. “We are going to tighten them a little more. We are going to make sure we try to protect the R-1 people. The mayor and I have discussed this. We’re not going to let people go out here and build a duplex on R-1 no more.”
Lane said if passed, the only way a duplex could be built in low density zoning would be through a Board of Zoning Appeals special exception. Lane said Baxter is about to see more growth in the next 12 months than the past 12 years, so the action is needed.
“And, it has already started,” Lane said. “The money has been spent, and they are out there working. We are really going to have to do our due diligence to stay on top of it.”
