New Office Buildings Coming To Algood’s Hub Circle

A new site plan for three Algood office buildings on Hub Circle has been approved after an administrative review.

Planning Director Tommy Lee requested the review, so the Board of Zoning and Appeals could determine if the original variance was usable.

“This new site plan was different than the one submitted eight years ago,” Lee said. “It is for something new. The argument Biz Hub Park LLC said is that this variance was granted eight years ago. It should still be applicable to this new site plan we are submitting.”

The original variance granted Horn and Langford permission to build two office buildings only 10 feet away from a rear property line. Since Biz Hub Park LLC wants an additional building, the BZA found a new site plan was required.

“The Board of Zoning Appeals ruled that the variance did not transfer with the site plan. However, they did vote to grant the 15 foot rear set back variance or what we call the northern boundary line set back variance to the new site plan. In essence, Biz Hub Park LLC got what they are after, but the board just determined the variance would not travel to one site plan to another.”

Lee said the buildings are meant for new businesses that can not afford large spaces. Eleven offices are included in the plans. The planning Commission approved the new site plan Monday.
