HRS Reveals Renderings Of New Hickory Valley Housing

The 3-D renderings of the new Hickory Valley housing units on Buffalo Valley Road revealed Thursday.

During Thursday’s Highlands Residential Services’ Board meeting, members got their first look of seven buildings meant to accommodate low-income elderly residents. Executive Director Dow Harris said the finished project will have 48 housing units ranging from one to three bedrooms.

“We are on schedule. We are expected to submit some plans for the city’s consideration early December,” Harris said. “We are still on track to probably start breaking ground March, April next year.”

Harris said October’s Eagles Landing property purchase changed the master plans slightly. Street parking has been replaced with a parking lot and a green space will be added behind the residences thanks to the additional 14 acres.

“That is the first renderings the board has got a chance to look at,” Harris said. “We are going to accept those. The architect will be putting those in professional frames for us. That will probably eventually hang somewhere in the community space over there after it is developed.”

The community building will be centered around six residences. Each unit is set to have a patio and divider accessible from the renter’s unit.

Affordable housing company LHP is facilitating the finance portion of the project. CEO Alvin Nance said only two contractors are being considered for the project’s bidding process. Nance said he does not anticipate delays for building materials but does expect building costs to be slightly increased.

According to Nance, City Planner Jon Ward has already reviewed the road entering the housing complexes. Cookeville plans on making it a city owned road.

Hickory Valley must be completed and fully occupied by December of 2022.
