The site of a former trailer park behind Cookeville’s Shoppes at Eagle Point will soon see some major changes.
Cookeville Planning Director John Ward said developers plan to construct a new street from Scenic Drive to Interstate Drive.
“The primary topographic challenge on this site will involve designing streets within acceptable grade requirements,” Ward said. “The developers stated that the preliminary design indicates that the new street can be engineered to meet acceptable grade standards.”
Current zoning allows for commercial development to locate on the property. The city has not received any specific plans at this time.
Developers have not yet enlisted the services of a engineer to design the new street. Ward said there’s a few things that need to be worked out before the plat can move forward.
“This site was originally subdivided in 1969 by the Wrightview Estates Subdivision Plat, which included some platted right-of-ways that were never constructed,” Ward said. “Since that time, portions of the platted right-of-ways have been closed by the City of Cookeville and conveyed to the owners.”
Cookeville City Council approved an ordinance in 1998 that closed a portion of the right-of-ways in Wrightview Estates. A quitclaim deed transferred ownership of the right-of-ways 13-years later, but an amended order from Putnam County Chancery Court voided the deed and established additional closures and ownership of the right-off-ways.
“The developer intends to request the city close additional right-of-ways from 1969 Wrightview Estates plat. However, the amended order is contradictory,” Ward said. “The developers will provide the Planning Department with details on what right-of-ways will need to be closed and abandoned by the City of Cookeville.”
The Cookeville Planning Commission approved the preliminary plat for the Scenic Bluffs subdivision during last week’s meeting.
