Planning Commission To Consider Reducing Setback Requirements

Cookeville will look at reducing side setback requirements for single-family (RS-5) and single-family and duplex residential (R-D) housing.

John Ward is the planning Director for the City of Cookeville. He said the Planning Commission will consider the zoning amendment next week.

“We had people applying for multi-family residential zoning when they wanted to develop a single-family detached product,” Ward said. “That was one of the big drivers for this. We wanted to eliminate the issue of permitting apartments in that area for a single-family district.”

The proposal would decrease the minimum interior side yard spacing between RS-5 and R-D homes from 7.5 feet to 5 feet. Ward said the proposal would align both districts with the RM-8 multi-family district.

“We currently allow single-family detached development in an RM-8 multi-family district at certain setbacks,” Ward said. “We’re proposing to amend the code so we can align those setbacks up and minimize the conflicts.”

The Cookeville Planning Commission considered the proposal last month because the needed more time to study the issue. The commission meets Thursday at 5:30 p.m.
