A rezoning request seeks to bring more single-family residential homes to Cookeville.
Planning Director Jon Ward said the proposed site includes 50 Broadway Avenue and a portion of West Broad Street.
“The developers requested the rezoning to do a single-family detached development of houses,” Ward said. “They initially requested RM-8 zoning, but the Planning Department urged them to amend that to RS-5 zoning. It’s the same density and it does not allow for multi-family developments.”
Cookeville City Council will consider rezoning the 29-acres from RS-20 to RS-5 single-family residential on Thursday. Ward said the proposed site borders commercial zoning to the South and RS-15 to the North.
“We feel like it provides a good transition at a higher-density,” Ward said, “[while] still providing a single-family detached, higher-density buffer between the RS-15 to the North.”
Each home would be at least 1,200 square feet with three bedrooms and two baths. Ward said the developer’s request for a zero lot line development will go before the planning commission at a later time.
“They had submitted it for study, but they have postponed that at this time,” Ward said. “They’re waiting on the planning commission to consider looking at a setback amendment to the zoning code.”
Residents on nearby Petite Drive have requested sidewalks be added to connect the Petite to Linnaeus Drive. The city’s pedestrian plan will consider that request, according to City manager James Mills.
