The White County Planning Commission approved two new subdivisions, one on Frank Anderson Road and one on Old Smithville Highway and Will Thompson Road.
UCDD Deputy Director Tommy Lee said the Frank Anderson Road subdivision will turn 17.5 acres into 23 lots ranging from half an acre to 1.5 acres per lot. The Old Smithville Highway subdivision will put 14 lots on 14 acres and both subdivisions are expected to be single-family residential. Lee said
“Both of those areas, in my opinion, are very primed for development,” Lee said, “A lot of fairly flat property with good infrastructure there, so yeah, I think it’s necessary there.”
Lee said he does not foresee any issues for the developers going forward.
He said the developers of Frank Anderson Road will have to install a fire hydrant, a water line, and two county roads to use as access points. He said on Will Thompson Road, the necessary infrastructure is already in place and that project is nearly ready to roll.
“A lot of these developments are selling the lots immediately as soon as they come up for sale,” Lee said. “So, as long as the people keep buying them, I would imagine that the developers will continue dividing lots.”
He said he sees that trend continuing. Lee said the developers did not flesh out all of the details of their plans, but some developers who have been approved for similar subdivisions have built the units themselves, while others have sold individual lots.
“The next step for the Frank Anderson Road subdivision is, obviously, going to be installing that infrastructure with the supervision of the county road division for the roads and the presiding utility district for the water departments.”
He said both subdivisions will be on septic systems.
