The Cookeville Planning Commission gave conditional approval Monday night for one of two new subdivisions planned at the corner of Old Sparta Road and South Jefferson Avenue.
Community Development Director Jon Ward told the commission Monday that the Conexus Park Subdivision would be developing on a vacant tract of about two point seven five acres. Ward said he has not received any reports about traffic issues at that intersection that could be exacerbated by the new development.
“The proposed plat depicts twenty-seven single-family attached town homes,” Ward said. “Lot twenty-eight is a common area, not a building area, for the proposed development. Two points of ingress and egress are depicted from Old Sparta Road and one point of ingress and egress is depicted from South Jefferson Avenue.”
Ward said the plat does not include the sidewalks along public street frontages that are needed within the subdivision. The plat was approved contingent upon the completion of ten different items including finding a solution for the sidewalks.
“There are provisions in the zoning code that allows a developer to apply to pay a fee in lieu of construction if there’s some street improvement project or something that could impact the installation of sidewalks,” Ward said. “Or you can pursue a waiver.”
Ward said the roads around the subdivision should not see any issues with the increased usage as South Jefferson Avenue is a higher classification of road meant to see lots of traffic.
“It has access to that and the side street and, you know, this is a lower-unit development for that type of street,” Ward said.
A second development including 101 lots near that intersection pulled from Monday night’s agenda by the developer.
In other business, the commission approved a resolution to submit a plan to T-DOT for the addition of a right turn lane to be added to South Willow Avenue northbound onto Interstate Drive.
