New Private Subdivision Approved On Buck Mountain

The Putnam County Planning Commission approved a new proposed subdivision off Mountain Top Lane.

The main point of discussion before the approval was emergency accessibility. Planning Director Kevin Rush said the developer provided detailed plans on how access would work during the Tuesday planning commission meeting.

“If emergency services come and they get so close, they have a device that picks up the siren, and when it picks up the siren, it will automatically open the gate,” Rush said. “And then they have another feature where they can actually bump the gate a little bit, the emergency services can, and the gate will fall flat and be driven over.”

The seven-lot private, gated subdivision named Mountain Brooke will overlook Cookeville from Buck Mountain. Rush said the developer will build a new street connecting to the existing road. The roadway will be privately owned, but built to county standards if the subdivision becomes public in the future.

“It will be a private road from the gate into the development,” Rush said. “The developer will be setting up a home owners association for maintaining the road to standard. They will also be responsible for maintaining some green space and cluster box units required as required by the US Postal Service for mail delivery. The public portion of the road from Mountain Top Lane to the gate that will be a public road.”

Rush said each lot is at least five acres in size with the goal of being low density.
