Downtown living, is it a trend that could make its way to Cookeville?
The Cookeville Planning Commission recently recommended the rezoning of the former Builder’s Supply properties for a urban living development. Planning Director Jon Ward said he believes living downtown is desirable.
“If this development moves forward, that would bring the most significant pocket of residential that we have ever seen in the downtown area,” Ward said. “There is a lot of amenities. It’s walkable to the park, restaurants, entertainment and things to do.”
Ward said the ascetics and proximity of Cookeville makes downtown living attractable. But overall, the market’s demand would determine how far the trend will go, according to Ward.
“I think if the market is going to demand that, the market is going to provide that eventually,” Ward said. “Obviously, I think there is a demand and a redevelopment project on that property could be an asset to the city.”
Ward said plans of development have not been submitted. However, Ward said the developer has discussed different concepts that mix densities such as having a 6-plex, a duplex and a town home.
“Until you review plans, you just don’t know. Having a six-plex and a four-plex and a duplex and a town home or something like that kind of mixing up the styles,” Ward said. “Obviously, we want to see something very attractive and we’ll definitely be paying attention to that when we get to that point. At this point, we’re considering a rezoning to redevelop the builder’s supply.”
Ward said urban landscaping and parking would be items to keep in mind from a planning standpoint. Ward said any new development would be required to meet architectural design standards.
