Cookeville Planning To Hold Off On Buck Mountain Property Rezoning

Cookeville Planning Commission will consider a rezoning of a Buck Mountain Road property at its next meeting.

Chair Jim Woodford said they could not consider the rezoning because the City Council had rescinded a sewer agreement at its meeting.

“For it to be zoned RS-10 it would have to have access to sewer,” Woodford said. “And Planning decided that it would not be proper for us to change a zone from Rs-20 to RS-10 without the benefit of having sewer capacity or a promise of having sewer coming to that property.”

Woodford said having the proper infrastructure will play a key role in any plat submitted to develop the property. He said the plat review process is extensive, and all departments in the city has to give approval as far as water retention, stormwater, and sewer capacity.

Woodford said an official preliminary plat has not been submitted for residential development of that property. He said that any preliminary plat is moot at this point without the approval of sewer to that area.
