Cookeville Planning Approves Preliminary Plat For South Willow Ave. Commercial Development

Cookeville Planning Commission approved a preliminary plat for the proposed commercial development at the old Norwalk Site on South Willow Avenue.

The plat includes nine lots in 47.3 acres. Development Management Group Representative Ken Knuckles said he still is not a liberty to discuss what businesses will be going into the site.

“Obviously the primary anchor is settled and they’ve got some larger and smaller shop spaces that would be adjacent to it,”  Knuckles said. “And then we’ve got six out lots, and none of those are settled in any way. Most likely will be used as some kind of a retail or restaurant use.”

Community Development Director Jon Ward said as required by T-DOT, the lot requires a right-in, right-out access from South Willow Avenue. He said water and sewer will be private and the developer has not yet submitted a cap form.

Ward said discussions are to be conducted with the developer and the city’s utility departments about improvements needed at Green Gate Lane.

“This proposed development will include the installation of a traffic signal at Green Gate and south Willow,” Ward said. “There will also be a widening of Green Gate involved to accommodate turn lanes and such.”
