The Algood Planning Commission will consider an 85,000 square foot expansion to the Institutional Wholesale Company main office Thursday.
UCDD Deputy Director Tommy Lee said the final site plan submitted by IWC’s new parent company, US Foods, and will be up for first study at the commission meeting. Lee said the plan complies with Algood’s zoning ordinance, but an engineer still has to review the drainage plan.
“And if the drainage plan looks good, then the applicant can request that it be moved to action and we could potentially approve it Thursday night,” Lee said. “But typically the first time it comes to us it is a study item.”
Lee said the city had preliminary conversations about the project with US Foods in the past, but this site plan is their first official submission. Lee said that US Foods has not told the planning commission what the expansion is for, but he is sure that will be discussed at the meeting.
He said once the drainage and site plans are approved, the next step is to get a building permit and begin construction.
“They could potentially go in the next day and get a building permit if, you know, if the site plan and the drainage plan were both approved,” Lee said.
Lee said if they are unable to get their drainage plan approved on Thursday, they will have to return to the planning commission to receive approval in August.
“They would have to make the recommended changes from the engineer,” Lee said. “Unfortunately, I couldn’t address what those could or could not be. That’s not my area of expertise.”
