Cookeville To Allow Medical Clinics In Regional Commercial Zones

Cookeville Planning Commission voted Monday to allow medical clinics in the city’s regional commercial zones.

Community Development Director Jon Ward said the CR zoning exists along major collector roads across the city. The zoning currently allows medical offices for dentists, opticians, chiropractors and physical therapists.

“Areas along Neal Street within the CR district contain several of these permitted uses and some of the largest medical facilities in the city are located within the CR zone,” Ward said.

Ward said the city has had several inquiries about the potential for medical clinics in this zoning. Previously, medical clinics were zoned for the CG, CI, CL, and MS zones.

Also last night the planning commission began the annexation process for land at Tennessee Avenue and Hawkins Crawford Road. The commission approved the plan of services and zoning for the 74 acres. The land would be zoned general commercial.

The tract is currently vacant. It is being annexed at the request of the property owner.

A parcel on Hunter Avenue declared surplus by commission members. The city owned the lot zoned residiential. City officials received interest from parties wanting to purchase the vacant lot. Residents in the area were notified of the surplus. City Council must still vote on the declaration.

The Commission approved a second extension on several developments, including phase V of The Reserve. The 54-lot development has seen limited grading work, according to Ward. The development received a six-month extension last October.
