Monterey Planning Commissioners rezoned a home on East Price Avenue from single-family to commercial Thursday.
The home sits adjacent to comercially zoned properties on South Agee Street and East Stratton Avenue. Planning Director Kevin Rush said the rezoning request would be appropriate.
“The C-1 zoning is there, and would be a continuation of that zone, so it would not be a spot zoning,” Rush said. “Considering the C-1 zoning is there and adjacent to this property, I see no issue with bringing it down and making this parcel commercial as well.
Property owner Faye Swafford said a real estate company plans to purchase all of the surrounding properties.
Mayor Bill Wiggins said the rezoning would help put Faye’s property in play.
“It there’s going to be a commercial entity, it makes it more attractive,” Wiggins said. “If the fronts sold on Stratton, it would diminish the value of their property for residential.”
The Monterey Board of Mayor and Aldermen will vote on the rezoning later this spring.
