Putnam Fairgrounds Zoned For Commercial Use

The Putnam County Fairgrounds is zoned for medium to large-scale commercial development.

That is according to Cookeville Planning Director Jon Ward. The Putnam County Commission approved Mayor Randy Porter’s pursuit of a private sale Monday. Ward said the 35 acres is zoned regional commercial, which is the same as the Shoppes at Eagle Point on Interstate Drive.

“The CR district does not have any limitations on the size of development that could go there,” Ward said. “Another difference between the CR district, and a lot of our other commercial districts is the regional commercial zoning designation does not allow for any type of residential development.”

The Putnam County Commission has expressed concerns of the Veterans Drive location being used for apartments. Ward said that could only happen if the developer of the land makes a rezoning request, and it is approved by the Planning Commission and Cookeville City Council.

“If we did receive an application to rezone, we would study the request based on our long range plan,” Ward said. “And, any other factors that are relevant to the request and go from there.”
