Planning Commission Approves Bunker Hill Rezoning

The Cookeville Planning Commission has approved a rezoning request for property on 1501 Bunker Hill Road, despite opposition from surrounding residents.

Mitch Copeland submitted the proposal on behalf of Willow Park Partners. The group plans to a build a subdivision on the 7.5 acre property, which sits across from White Road and Messenger Road. At least 20 homes could be built on the property.

Resident Pam Holloway voiced her concerns about potential traffic issues that could be caused by building additional homes.

“All of our yards have been run through. We have a speeding problem and we have a traffic problem,” Holloway said. “Everybody wants everything to grow, but what about the traffic?”

Several other residents also raised concerns about additional homes potentially affecting traffic on the roadway.

Developer Mitch Copeland said the intent was not to create a traffic issue.

“Our intent on this site is to build very nice, aesthetically pleasing homes. I want to add to the community in that area,” Copeland said. “My intent is to not create a traffic issue. That’s why we are looking forward to working with the city to develop a solution through there.”

It the property is developed it will require a subdivision plat, which must be approved by appropriate department heads and city officials.

“They developers will have to have a plan on how the property will be developed and it must be approved by the city,” City Planning Director James Mills said. “There are standards that have to be met.”

The proposal to rezone the property from RS15 single family residential to RS10 single family residential will go before the Cookeville City Council in the near future.

Mills said the primary difference between the two zoning districts is the minimum land area requirement per dwelling unit. The RS15 district requires 15,000 square feet and the RS10 district requires 10,000 square feet per dwelling unit.
