New 41 Lot Subdivision On Buffalo Valley Can Move Forward

The Cookeville Planning Commission approved preliminary plans for a 41-lot subdivision on the corner of Buffalo Valley Road and Holladay Road.

City Planning Director Jon Ward said Kensington Subdivision will be located on 10 acres, subdivided among the plats.

“One new, looped interior street is proposed named Kensington Circle that will connect to Buffalo Valley Road to provide ingress and egress,” Ward said. “And an east, west interior connector street is also proposed named Beacon Way.”

Ward said the subdivision approval is contingent upon the rezoning of the property being finalized. The Cookeville City Council approved that change during its July 15th meeting.

“The planning department recommends all the lots should be restricted to access from the new streets only,” Ward said. “We’re asking to restrict the plat for these four lots that front on Buffalo Valley Road to be restricted from the interior streets versus being accessed from Buffalo Valley Road. A new five foot sidewalk will run the length of the roads proposed.”

The commission also approved an eight-lot development at South Jefferson Avenue and Old Sparta Road. It will include townhouses with the construction of a new entry street

In other business, the commission approved the final plats of The Village on Broadway Avenue and Concord Subdivision on East Jere Whitson Road Monday.
